Data disclaimer and limitations
Read how to interpret SCC Land Registry historical property sale prices, sample size thresholds, revisions and geographical coverage.
Independent information, not an official registry
SCC Land Registry is a research publication operated by SCC Nexus Limited. It is not HM Land Registry, the Land Registration Service, HM Government, a conveyancer or a property valuation service. We neither issue official title documents nor determine ownership, boundaries or legal title.
Price Paid Data scope
We analyse recorded sale prices and volumes from HM Land Registry Price Paid Data for England and Wales only. The current pilot starts with four source years, 2023 onwards. It is not a census of all homes or transactions: non-market transfers and some other kinds of property dealings are excluded. Data may be missing, late-registered or revised, and transaction and registration dates are not identical.
How to interpret the figures
Headline prices are medians of observed completed category A transactions, not asking prices, current property values, mortgage valuations or a quality-adjusted house-price index. Changes in property type, location and the mix of transactions can alter a median even when like-for-like property values have not changed. Sale counts describe the published source coverage rather than every possible property transfer.
Methodological safeguards
The two most recent transfer months are excluded from headline 12-month calculations due to registration lag. Some recent transactions can still appear in later updates. Price medians for groups with fewer than ten recorded sales are withheld; this minimum is an editorial reporting safeguard, not a guarantee of statistical reliability. Source dates and year coverage accompany the report. A 12-month percentage comparison is withheld unless both cohorts contain at least ten sales.
